Your choices for a Nice France seaside rental within the city proper are pretty much limited to apartments and townhouses (some of which will call themselves villas). Most of the townhouses are located on the Quai des Etats Unis, the far eastern end of the Promenade des Anglais that is directly below the Colline du Chateau. All of these will be located across the street from the main city beaches. A Nice France seaside rental on the main part of the Promenade des Anglais will undoubtedly be an apartment. Many will have balconies overlooking the beaches, and a good majority of the buildings will have elevators.
Nice vacation rentals in Old Nice (Vieux Nice) will often be in beautiful old buildings, but without elevators. Due to the historic and compact nature of this neighborhood, some of the older buildings do not have the space for elevators and/or their construction would compromise the historic integrity of the structure. But, the advantage of the location is well worth three or four flights of stairs. Here, you will be in the heart of the Cours Saleya shopping and nightlife district, and in close proximity to major attractions like the Palais Lascaris. One thing to remember about any rental in the city is that the closer you are to the sea, the more expensive the property. Additionally, city center rentals are generally smaller. Head a bit outside the city to places like Cimiez, and you will find larger places including some villas and apartment buildings with enough property for swimming pools and gardens.
You will find that the vast majority of Mont Boron Nice rentals are located along the western edge of the suburb facing the Port of Nice where ships on Mediterranean cruises dock and where the ferries to Corsica depart. This suburb is known as the Hollywood of Nice, and is the most exclusive residential area of the city. To give you an idea of how exclusive, Elton John owns a palatial villa here. The suburb is located on the end of the peninsula south of Villefranche sur Mer.
If you have a liberal budget, you can find some Mont Boron Nice rentals that are stunning and historic Riviera villas complete with lush ornamental gardens and private swimming pools suspended dramatically over the sea, but the majority of the available properties are apartments. Even the Mont Boron Nice rentals that are apartments in buildings with a shared swimming pool are not inexpensive. One advantage of this location is that you are within walking distance of the beaches and Old Town (Vieux Nice) and have easy access to bus transportation, but still have the privacy and status of the exclusivity of the neighborhood.
On the eastern side of Mont Boron, you can find a Nice France seaside rental in the suburb of Villefranche Sur Mer. Most of these, like the majority of Nice vacation rentals in the metropolitan area, are apartments. The advantage of being located in Villefranche is that you have the atmosphere of a small fishing village, but are still within only a very few minutes of the main attractions of the city. Like the Mont Boron suburb, you will have good bus transportation to the city.
Antibes vacation rentals are very much like Villefranche and Beaulieu sur Mer rentals—primarily apartments. However, if you have a good sized budget, you can also find villas.
